Waterton Acquires 560-Unit Wyndchase Aspen Grove Garden Style Rental Community In Franklin, TN

(July 29, 2026 – Chicago, IL) – Waterton, a national real estate investor and operator, today announced it has acquired the Wyndchase Aspen Grove rental community in Franklin, TN. The 560-unit garden style community is located at 3100 Aspen Grove Dr. and provides renters with relative affordability compared to homeownership in this sought-after suburb of Nashville. The low density of the 60-acre community represents a unique offering in the Nashville MSA. The high barrier to entry, tapering supply pipeline and strong employment fundamentals present a strategic opportunity to execute a value add program across residences and common areas.

Built in 1997, the property offers a mix of one-, two- and three-bedroom floorplans, including townhome-style options. Select residences boast wood-burning fireplaces, double vanities in bathrooms and attached one- and two-car garages. Each residence features a patio or balcony and in-unit washers and dryers. Waterton plans to update residences to a modern finish level, including the addition of quartz countertops and tile backsplashes, stainless-steel appliances, new plank flooring, updated lighting and plumbing fixtures.

Amenities at Wyndchase Aspen Grove include a clubhouse with a game room, a fitness center and a dog park as well as two resort-style pools, an outdoor fireplace and an outdoor kitchen with grilling stations. Waterton’s value add plan includes upgrades to the clubhouse and fitness center and enhancements to the outdoor kitchen and grilling stations. The firm will also update mechanical systems, building exteriors and landscaping throughout the community.

The community is served by the Williamson County School District, one of Tennessee’s top-rated school districts, making it an attractive option for families. Situated less than 10 minutes from I-65, Wyndchase Aspen Grove is directly adjacent to the 45-hole Vanderbilt Legends Club and two miles from the Cool Springs Galleria retail center and a Whole Foods grocery store providing residents with convenient access to shopping, dining and entertainment options.
